Property Sales & Purchase

Arranging legal representatives – a local lawyer will usually be the most effective way of handling the transaction. There are also some legalities requiring you or your representative to attend, and we can offer a service which will efficiently settle all the legal documentation formalities.
Property Search

We have access to computer databases offering the full range of properties available in Spain.  You can view these via computer in virtual reality then choose the properties you think are right for you. We will then be happy to arrange for you to view those that best meet your specification.
We’ll supply you with the best that is on offer locally, and search for your ideal home if we don’t have the precise specification you want.
Design, Planning & Construction

If you are considering a new property on one of the many excellent developments, we can arrange for expert local advice on the design choices available, and the optional extras that you may require. If you elect to buy a plot, (finca) and need local builders, perhaps with the project managed on your behalf together with site supervision, we can assist. This is a fairly popular option, and although it can seem a daunting task, we can find sites and set up the project with local parties – perhaps the best value and most exciting route to take, giving you total design control
You will be able to influence design, decoration & fixtures & fittings if you place your deposit early whilst your dream home is still being built.
Restoration and Renovation

We have plenty of plots and rural properties available. This can be the most rewarding way of getting to your dream home, though it does involve a lot of work. You'll need a good solicitor, as you need to make sure that everything is absolutely secure from a legal point of view. You'll also need an architect and a reputable builder, and sometimes those two services are provided together. 

We can help by finding you the right property, and then putting you in touch with the services you'll need.

Financial Planning

We will be happy to help with your financial planning from the outset so you can make sure you have the right budget and the right house. We can provide an illustration of the costs of living in your chosen location so you can be confident that your budget is comfortable, leaving funds available to enjoy living in the sun to the full.
Mortgages

We can provide you with expert advice to ensure you avoid the pitfalls in this complicated field – there can be many advantages to having a Spanish mortgage, which can be obtained for up to 70% of the purchase price, repayable over 10/15 years at 5% interest rate - dependent on circumstances. If you have equity in an existing property, either in the UK or abroad, then it may be more cost effective to re-mortgage  (or take out a second mortgage) on that property, rather than take out a new mortgage for a second home in Spain. It involves less paperwork and therefore lower legal fees and a plan can be tailored to meet your personal requirements.
Currency Broker


We can arrange help with moving currency. We advise strongly that you use a currency broker, which will save you a lot of money through obtaining good exchange rates, low charges and commission, as well as giving advice on the best way to manage the funds transfer. You can save £1000 on this aspect of the transaction by arranging in advance at a specified rate through a good broker

Legal Advice & Conveyancing

We recommend that you appoint an English speaking, Spanish solicitor. We do not advise using a UK solicitor as they do not have the experience, authority and familiarity with Spanish law and it will, therefore, be more expensive.  We will be happy to recommend an experienced solicitor to deal with the legalities on your behalf.
Property Management & Caretaking


If the property is your second home, it can be a worry when left empty and the owners are away.  We can arrange services to regularly inspect the property, deal with relevant bills such as the utilities, open and air the house, and deal with any maintenance that may need doing. Checking and clearing gutters, tiles, looking after plants and so on can all be arranged.

Letting

If you decide to let we can organise a welcoming service for all your visitors. This can include transport from the airport, and introducing the visitors to the house and gardens, and  explaining how everything works. This would include, of course, making sure everything is ready for the next set of guests. Everything would be found clean, linen ready, with a welcoming pack in the kitchen. Laundry, cleaning and closing down your home after departure would be taken care of.
Viewing Visits

The viewing visit is an important part of the process, and we can arrange one for you. It's a three or four day visit which can be paid for if you do make a purchase on the visit.  For full details see "The Viewing Trip" page
Insurance

We have arrangements with well-established insurance businesses locally that offer good value for money and excellent service. In this way  we can help you find the cover you require at a reasonable price. This covers health as well as property insurance. Let us know if you require details.
