Choosing Your Plot In Crete

We offer clients an excellent choice of individual building plots and locations; all with clean titles, free of forestry restrictions and on which building permits can be obtained easily.

Each plot is carefully selected for its location, microclimate conditions, with an emphasis on views of the sea, the countryside, and the hills and mountains of Greece.

Plots are generally rural and secluded, yet close to major centres, and old traditional villages whose inhabitants still enjoy the peaceful way of life centred around kafeneions in the village squares. 

As soon as you have chosen your plot our architect and builders will be there to advise on the positioning of the building and the design and materials best suited for the location.

The Turnkey Building Service

 

When you have decided on your Crete property design and specification (see building Specification below), our architect will prepare plans for your approval, then obtain the government building permit. Subject to local planning regulations we can quite literally build the Crete Property of your dreams on the plot of your choice. 

The cost of the package will vary with the size of plot, type of construction and specification. As soon as we know exactly what you require, we will give you an all-inclusive price.

Building Specification

 

With the years of experience gained through building for our clients, your Crete property will be built to exacting standards and will embody the architectural styles of the region.

Modern technology is used to produce a very good international standard for the structure and finish.

 

All houses are built with: - 

(A)  Foundations, Frames, Floors and columns in reinforced concrete. Exposed sides or soffits rendered smooth externally and plastered smooth internally. Exposed concrete fully insulated where necessary.

(B)   Walls: External Walls of double brick skin cavity construction, insulated and rendered smooth externally as well as plastered smooth internally. Internal walls of single brick skin, plastered smooth both sides. Choice of plaster finishes available. Reinforced cement rings on all interior and exterior walls.

(C)   Roofs: flat roofs in reinforced concrete, insulated, waterproofed and covered with resistant cement mix. Pitched roofs with cement ring beams rafted in Swedish timber, felted, insulated and externally tiled.

(D)   Floors and Ceilings: Internal floors & staircases as well as balconies and verandas tiled. – choice of tiles available. Thresholds to doorways in marble. Flat roof ceilings of reinforced concrete and plastered smooth. Pitched roof ceilings made of wooden planks.

(E)    Carpentry and Joinery: Internal doors with wooden frames covered with MDF – choice of colours and styles. External doors, windows and shutters in wood including accessories and glazing. Entrance door with security locks - choice of colour and styles. Fitted wardrobes including draws, shelving, hanging rails etc. Choice of styles and colours.

(F)    Electrical Installation: Electricity Supply via a Meter to a Distribution/Fuse Board inside the dwelling including an electric circuit breaker switch. Each room to include all wiring, conduits, lighting switches and tails with bulb holder and bulb, socket outlets, TV and Telephone points. Light fittings are available as an optional extra.

(G)   Plumbing Installation: Under ground Mains Water Supply from the boundary of the plot to a Distribution Point inside the Dwelling. External 1ton back up water tank. Full hot/cold water piping supply and plastic piping for wastes. Plumbing installation for a washing machine. Waste connection to an absorbent septic tank.

(H)   Bathroom: Fittings include a wash basin, bathtub or shower base, toilet, all taps and mixers, waste plugs, chains and stays, mirror and other standard accessories. Floors and Walls tiled up to a height of 2.20m. choice of fittings/tiles.

(I)     Kitchen: Fitted wall and floor kitchen units, double sink, mixer taps etc. Walls between worktops and wall units tiled – choice of units, tiles etc. Electric wall mounted Extractor Unit complete with flues supplied and fitted.

(J)     Painting & Decorating: Exterior and interior walls painted to a colour of your choice. Exposed rafters of pitched roofs; doors, windows and shutters are painted or varnished as required. Windowsills in marble or local stone. Lintels and canopies in local stone on exposed windows and doors.

(K)   External Works: External lighting tails ready for light fittings. Waterproof Electric Power Points. Taps with hose connections. Tiled terraces (allowance approx 25% of dwelling size) Driveway and parking area in Gravel with stone edging.

(L)    Generally: On completion, the site including the interior of building to be left clean and tidy and free of all debris/ rubbish arising from the building works. All services and fittings to be left in safe working order.

(M)  Internal: Fireplace, Central Heating, Air Conditioning, Domestic Appliances – Ovens, Fridge/Freezers, Washing Machines, etc. Internal Light Fittings, Doors/Windows and Archways decorated with stone, Timber/Marble floors, Textured Plastering.

(N)   External: Solar panel water heating, Additional verandas, Tiled pergola roofs, External walls in stone, Stone covered corners to external walls, Entrance gates, Garden walls, BBQ, Swimming pools.

Swimming Pools


We have installed many pools for our clients in Crete. It is important to make sure that there is a good water supply close to the plot you intend to build on before you purchase it. 

Please Note: Building permits for new Crete properties are now taking 3 to 6 months to obtain. A swimming pool is classified by the Crete Authorities as a luxury item and legislation exists demanding that a separate permit be obtained before a pool is installed. Heavy fines are imposed on anyone found breaking the law in this way. It saves much time therefore to apply for permission for a swimming pool when seeking a permit to build a house.
